- When is a building permit required?
It is necessary to obtain a building permit prior to the commencement of any construction. No building shall be erected, converted, enlarged, reconstructed, or structurally altered except in conformity with the area regulations of the district in which the building is located.
- How to obtain a building permit.
Applications for building permits can be obtained at the Fulton County Zoning & Community Development office located at 700 E. Oak Street, Canton, IL 61520. Office hours are Monday through Friday 8:00am until 5:00pm, or call (309) 647-1134 ext 235.
- Required information for a building permit.
- Name, address and phone number of applicant and property owner.
- County Parcel Identification Number (found on tax bill) or a copy of the deed to the property (if newly purchased) where construction is to take place.
- Driving directions to property.
- Estimated cost of construction.
- A Plot Diagram with all dimensions figured showing accurately the size and exact location of all proposed construction or activity to be included in the permit and of all existing buildings on the property.
- If a septic and/or well are necessary, the applicant should apply for the proper permits from the Fulton County Health Department, 700 E. Oak Street, Canton, Illinois (309) 647-1134.
- No permit will be issued until the proper permit numbers for the water supply and sewage disposal system are secured from the Health Deptartment.
- Building permit fee, payable to Fulton County.
- Name of contractor and/or roofing license number.
- For Mobile Homes: provide a copy of the registration/title.
- Posting requirements of a building permit.
The permit shall be kept POSTED on the premises open to public inspection for the duration of the work and until the completion of the same.
- Limitations
A permit, under which no work is commenced within one year after issuance, shall expire by limitation. If construction has begun, but has not been completed within the year following issuance, a renewal fee of $15.00 will be required to extend the permit for an additional year.
- Certificate of Occupancy
No building requiring a building permit shall be occupied before a certificate of occupancy has been issued.
- Minimum Yard Requirements
The following minimum yards, measured in feet, shall be provided within the districts as indicated below:
